Selecting a Good Property - Facing the Jade-Belt Water

The article in this series serves as an example to assist home buyers to qualify for a good investment property or properties that could enjoy good Feng Shui and good Return on Investment or ROI with a mean to hedge against inflation. It also acts as an illustration to share the knowledge of Classical Feng Shui principles that could be used to assess a good property. This is based on the recent Belysa at Pasir Ris EC launch.

This housing development enjoys the convenience provided by an array of facilities and amenities found in the town, like the shopping malls, eating outlets, educational institutions and the public transport network connected to all parts of Singapore.

This residential site is facing Jade Belt Water (玉带水), a good Feng Shui water formation (玉带环腰) where water curves and circulates around the properties. The site is highly favourable to have this water formation in the proximity as it could usher life energy or Qi to the site, fostering more Wealth & Investment opportunities as well as Career advancement.

Generally, owing to the Jade Belt Water formation, most if not all the properties enjoy good Feng Shui. To benefit from this formation, the properties must face the Jade Belt Water, only then the Jade Belt is able to direct the Qi to the property. Hence, Jade Belt Water is highly valuable as it serves not only as a protective, but also a directional water.

However, beside the Jade Belt Water formation, there are always better units in the site, qualifying from more advance Feng Shui principles.

How do you know your Dream Home enjoys Good Feng Shui?

Main Door – in the Southwest sector.
Kitchen - in the South sector.
Master Bedroom - in the Northeast sector.
Dining - in the West sector.
Bedrooms – in the North sector.
Living Hall – in the Northwest sector
Generally, we all will want to maximize all the areas in our living home. Nobody wants a home with half of the space not usable just because in some common Feng Shui principles qualifies that these areas are bad sectors. However, in more advance Feng Shui techniques, most if not all of the areas can be made usable; i.e. from a bad sector to a good or usable one.

The above mentioned is an example to illustrate the assessment of a 4-Rooms North-Facing property with Xuan Kong Flying Stars (玄空飞星). It is a subsystem of Xuan Kong (玄空) Feng Shui, which is part of San Yuan (三元) school of Feng Shui. The focus of this school of thoughts is heavily based on the calculation of the quality and characteristics of Life Energy or Qi in a particular period of time.

In every period of 20 years, there is a transformation of Qi. In Feng Shui, the Flying Stars which also refer to the bodies of Qi residing in your property, change in time according and it can be represented by numbers in a Qi map. In Feng Shui context, we are currently in Period 8 which starts from 2004 to 2023.
An initial assessment with Flying Stars ascertains that the Main Door, Kitchen, Master Bedroom and the Dining Area are relatively located in the good sectors.

Although the Living Area and the rest of the 2 Bedrooms may seem situated in the unfavourable locations, it can easily be rectified using more advance Feng Shui techniques to reduce the negative impact. The remedial action can be as simple as just simply rearranging the furniture or installing a simple fixture to reduce the bad effect in Feng Shui perspective.

The following illustrations reveal how an unfavourable location or bad sector can be made usable with simple furniture rearrangement and installation.

Bedrooms Analysis:
The Beds are preferred to be placed in the West sector of both the Bedrooms.

Screens, Partition Walls or any fixtures that can be used to redirect the flow of Qi into the South sector of the Bedrooms first, and then to the rest of the rooms.

The placement of the beds and the screen fixtures would help to enable the rooms to be usable.


Living Area Analysis:
The Sofa set is preferred to be placed in the West, Southwest and South sector of the Living Area, so that people who are sitting there and/or interact with other people in these areas can benefit from good Qi residing in these areas.

Although the TV console is located in a bad sector, so long there is no negative influence from the external environment, then the space is still usable. Alternatively, the Sofa set and the TV console can also swap places depending on what endeavours the residents will be experiencing or expecting ahead of them.

The example has demonstrated that in order to practise Feng Shui on a property and at the same time trying to maximize the spaces in the property to be usable, all you need may be just simply a rearrangement of the furniture and a simple installation of a screen fixture without spending costly renovation or placement of expensive objects or ornaments. It is that subtle and practising Classical Feng Shui does not need you to transform your dream home as alike as a traditional Chinese Restaurant or a mini-Chinese Forbidden City.

Selecting a Good Property - Enjoying timely Feng Shui

It also acts as an illustration to share the knowledge of Classical Feng Shui principles that could be used to assess a good property. This is based on the recent Compassvale Ancilla at Sengkang BTO (Build to Order) launch.

The properties circled in Red are “protected” by the surrounding buildings circled in Blue from any external negative effects.

They act as the Right and Left Embraces as well as support from the Back. There are also Open Spaces or Garden Park in the North and Southeast with respect to the properties circled in Red. These act as Bright-Hall (明堂) to gather the life energy or Qi. These structures also compliant to the Direct and Indirect Spirits (零正), a Feng Shui principle that generally assesses whether the property is timely, and enjoys Feng Shui from 2004 – 2023. Hence, these residents could benefit from these, and enjoy better Feng Shui. In additional, it also provides a better greenery open spaces, with an array of nearby amenities; like supermarket, shops, eating outlets, schools, good transportation network, in the neighbourhood.

However, with reference to the unit allocations within the building, not all the units in the Red circle enjoy equally good Feng Shui; some are better, and some are below the mark.

I must emphasize that there are many good units in this housing development launch, and the illustration mentioned in this article is just one example in selecting a property with Feng Shui principles.

Some of the bad features that you might avoid in selecting a good property are to avoid selecting a unit that faces the stairways, rubbish chute, fire exit. Furthermore, nowadays, most of the building development is relatively very “packed” to each other, and as such you will also need to watch out for building edges/corners from the neighbouring blocks especially if they are relatively near.

A Hong Kong comedienne, host and actress known for her portly figure, signature dark rimmed glasses and bouffant hairstyle. She was affectionately known to peers and fans as Fei-Fei.

She was diagnosed with a liver tumor and cancer around the gallbladder. She died in February 2008 due to liver cancer.

This can be qualified as a Sheng-Qi House (生气宅), a good Feng Shui property with the Main Door and Kitchen in the North and Master Bedroom in the Southeast. They are all situated in good locations in the property, fostering good people and wealth luck.

The above illustration shows that both the external and internal environment are in compliant to good Feng Shui principle, and is beneficial to the residents on a long term basis.
